Note that not all builds have descriptive text
associated with them. Generally, a build with major enhancements
or corrections will be noted in the list below. If the
current build is not explicitly found in the list, the
implication is that it contains non-critical enhancements,
new reports or other minor improvements. In other words,
the download is more than optional. Builds that are explicitly
listed below either have major new features, major corrections,
or have a sufficiently large number of non-critical, but
desirable enhancements as to make them highly recommended
downloads.
Build 1157 - September 16, 2007. A major rewrite of the agent income ledger rebuild functionality. It is now substantially "safer" as the user has the option of restoring the original ledger setting and more powerful as the user now receives a detailed report outlining any and all apparent discrepancies. Franchise reporting features added for Coldwell Banker, ERA, and Century 21.
Build 1150 - July 6, 2007. A "threshold" build with a great many major additions and changes. As with all new builds, there are countless small enhancements, improvements and "fixes", especially in the reporting functions. Many of the changes are in preparation for some extremely dramatic new features that are currently in beta testing and soon to be released. Users that do not upgrade to build 1150 or higher will not have access to these new features. Some of the 1150 enhancements include . . . MLS number fields have been lengthened from eight to sixteen characters, ad text limits have been more than tripled, agent commission "deductions" may now also be treated as "bonuses" and handled accordingly, the showing window email templates have been strengthened, there's a new label generator for buyers whose agents are no longer with the company, many additional reports have been added to the auto-reporting feature, floor call reporting has joined other report menus in accommodating "custom reports", the showing browser's search capabilities have been extended, functions have been added to clean-up all look-up tables to eliminate duplicates and other spurious entries, MS-Word merge capabilities have been heightened, the numerous agent ranking reports have been enhanced with more output options, the "Productivity Analysis" report can be run for groups of branch offices, listing information along with advertising and web info can now be exported into a common XML file for web site feeds, listing image handling has been extended, many franchise reporting systems have been added and/or improved, and of course the big one that everyone has been waiting for . . . Indonesia has been added to the list of countries.
Build 1082 - January 28, 2006. Floor
Scheduling has been altered so agents can be excepted
from schedules during any and all time periods rather
than just "mornings" and/or "afternoons".
(Note users currently using schedule exceptions will have
the opportunity to re-enter excepted time periods using
the new flexible format.) Floor scheduling has also been
altered such that agents taking vacation time will not
be scheduled to make up missing time upon their return.
Added a feature where a "signature" can be added
to Commission Disbursement Authorizations (CDAs) when
emailed to disbursing agents. Extended the selections
available in the robotics section. Extended the capacity
of the advertising header text fields from 250 to 800
characters each.
Build 1078 - November 29, 2005. Electronic
1099 generation updated to comply with the latest IRS
regulations. Lucero's Robotics features have been improved
and integrated into the program. Many tasks may now be
automated for execution on certain days and any time of
day or night. The tasks include reindexing, backups, group
report generation, and even external tasks to be run by
other programs. Significantly improved speed of email
marketing pieces sent from the listing record. Added the
new report "Sales Breakdown by Branch." The
Agent Sales Ranking report can now be broken down by branch.
New report - Agent Commission Basis report. Listing "photo
management" greatly improved. Enhanced security so
users can be given access to a group of pre-determined
branches. Email button now gives users the ability to
mass email agents and offices. Users may now define a
group of reports that can be generated together rather
than having to generate individual reports. Contracts
may now be searched by title company.
Build 1062 - August 15, 2005. Referral
status update requests may now be generated with a button-click
and sent via email. New internal "chat" system
for communication with other users across the network
and/or internet. Agent goal setting and monitoring features
added. Added various speed enhancement features for the
very large company users. A new timer feature automatically
rotates Lucero wallpaper images at predetermined intervals.
Build 1055 - April 20, 2005. MAJOR CHANGES
TO THE CONTACT AND LEAD MANAGEMENT SYSTEM. Lucero's "Personal
Assistant" component has been integrated directly
into Lucero Summit and takes lead management to new heights.
It now provides complete two-way communication and data
transfer between the leads/contacts database to and from
contracts, listings, referrals, floor calls, and showing
appointments. Users that previously used Lucero's automatic
logging to store contact information into the special
"house" files for buyer, sellers, referral clients,
listing owners and incoming leads will find all of these
data tables are now combined into one comprehensive and
immensely powerful database. Filtering, reporting and
tracking features have been strengthened within the lead
management program. Perhaps the greatest new feature is
that the Lucero Task Management System has been extended
to this lead and client management system. With a simple
click, you can now schedule and track extremely powerful
action plans and client follow-up programs. This new and
powerful program feature is directly accessible with a
new button on the toolbar and from all relevant windows
in other parts of the program.
Also new in Build 1055 - Transaction Coordinators may
now edit tasks directly from the Overdue Task list by
simply double-clicking on the task. Increased capabilities
in tracking buyer-broker agreements and transactions.
The number of possible agent membership groups has been
increased from 70 to more than five-thousand. Convenient
co-op and title company info lookup buttons have been
placed on key contract windows. A new report is available
detailing agent commission deductions.
Build 1048 - March 24, 2005. Complete
loan amortization, lender tracking and analysis, reporting,
etc. features added. Added feature whereby upon completion
of the entry of a new listing, emails can be automatically
generated to all agents that have shown similar properties
in the past month advising them a new listing may suit
their buyer's needs. Numerous report enhancements, improvements
and extensions.
Build 1034 - December 4, 2004. Enhanced
handling of "company dollar" on the sale contract.
Off-the-top deductions may be included/excluded from company
dollar automatically. Off-the-bottom deductions associated
with agent compensation plans may now be automatically
be designated as being included/excluded from commission
"basis" postings. Added the ability to post
a referral record directly from an "incoming call"
record. This feature dramatically enhances a company's
ability to manage and track "company generated"
leads.
Build 1031 - November 24, 2004. New
report - Comprehensive Sales Ranking (Reports->Agent
Reports->Sales Reports->Comprehensive Sales Ranking).
Corrected a problem with retrieval of agent information
on ads generated (this problem was introduced approximately
two-weeks prior to this correction.)
Build 1029 - November 16, 2004. Can
now cycle through all listing images directly from the
listing browser. New statistical report (Co-op Commission
Analysis) reveals commission split information for co-op
offices in the market. Mortgage calculator features were
added to various points throughout the program. Enhanced
the commission "thief" feature in Sales Management
such that the thief can "steal" either income
or commission basis from the victim. Enhanced security
logging features, e.g., all listing changes are now detailed
(with enhanced logging turned on) and all outgoing emails
are recorded and logged. Changed the listing flyer email
routine such that when a staff person is performing the
operation, the listing agent is displayed as the contact
person. Otherwise, it defaults to the person currently
logged in.
Build 1020 - September 7, 2004. Agents
may now be given limited rights to edit their own and
only their own assigned tasks for contracts, listings,
and referrals. Agent accounts receivable functions have
been completely rewritten to provide much faster and more
effective application of payments, open credits and the
like. The listing browser image viewer now allows for
easier viewing of all (rather the just the primary) pictures.
Build 1016 - August 27, 2004. Various
report improvements throughout the program including one
where agent service fees paid are included on the agent
production ledger. Significantly enhanced security auditing
and reporting via the run log, including the ability to
filter output on specific events, contracts, listings,
etc. Agents may now create and assign their own personalized
listing marketing flyers to the program such that each
agent's output is customized to suit his/her needs. A
new commission schedule structure has been added to sales
management, one in which compensation is based upon a
previous fixed period PLUS the current month-to-date figures.
A feature has been added where all unused co-op office
records can be removed from the system for increased efficiency.
A feature has been added to the listing record where an
email with a listing flyer attached can be sent to all
members of any particular agent membership group. A variety
of improvements and enhancements have been added to the
franchise reporting systems (Cendant - Coldwell Banker,
GMAC and Prudential).
Build 1006 - June 13, 2004. Improved
the presentation of the Overdue Task List. Agent search
capabilities enhanced. The handling of listing bonuses
has been enhanced and expanded. Task Management lists
may now be auto-generated and uploaded to a web site.
Linking contracts to listings is now more flexible and
powerful. Old tasks may now be archived for TMS speed
improvements.
Build 1001 - May 13, 2004. A number
of feature enhancements in the Task Management System
(Transaction Coordination), e.g., "Notes to Files"
may be made from TMS without having to open records for
editing. All reports may now be generated at the individual
branch level. The Commission Disbursement Authorization
(CDA) may now be generated with instructions to the disbursing
agent to issue checks to entities related to agent off-the-bottom
deductions. Dramatically enhanced security features activated.
Other enhancements and improvements in the maintenance
area of the program (effecting price-change counts, advertising
and internet records, etc.). Additional pre-validation
in the Crest interface system.
Build 1000 - April 29, 2004. A number
of new reports including "Positive Base Analysis"
(Sales) and the "Floor Call Validity" report.
Agent based reports may now be grouped by branch or branches.
Monthly Business Journal may now be run for all branch
offices individually without manual intervention. Significant
improvements in the operation of the Cendant Crest interface.
Pressing the "Alt G" key combination from the
listing window allows users to email notifications to
all agents that have ever shown the property. A new commission
schedule "update" period may now be tied to
a user definable date on the agent record.
